Our approach is flexible and client-focused, as our non-exclusive contracts allow you to collaborate with other real estate agencies while working with us. We also emphasise transparency at every stage, ensuring that you feel informed, confident, and secure throughout the property selling process.
Step 1: Visiting Your Property
Our team will schedule a visit to your Barcelona property to walk you through the sales process. During the visit, we'll offer you a valuation report, if requested, and bring a professional photographer to capture high-quality photos, videos, and floorplans of your home. To list your property, we’ll need a copy of the energy certificate, the cedula (certificate of habitability), and proof of the last IBI payment (property tax).
Step 2: Publishing Your Property
Once we've gathered all the necessary information, we’ll publish your property on the Casamona website and other national and international property portals. With our extensive database of buyers looking for Barcelona real estate, we may already have interested clients. You'll receive a link to your property listing for verification, ensuring it presents your home accurately.
Step 3: Receiving an Offer
When a potential buyer is interested, they will make an offer and pay a reservation fee, typically 1% of the total property price or 3,000 euros, depending on the price. You can either accept, counteroffer, or reject the offer. If an agreement is reached, the reservation becomes binding, and if not, the deposit is refunded to the buyer.
Step 4: The Arras Contract
Once an offer is accepted, an Arras contract is signed. This legally binds both you and the buyer to the sale terms. At this stage, the buyer will pay you 10% of the total purchase price, minus the reservation fee.
If the buyer withdraws from the contract, they forfeit the 10% deposit. However, if you, the seller, decide to back out, you must return twice the deposit amount to the buyer (20% of the total price). Some buyers choose to place the deposit in an Escrow account, but this doesn’t affect the amount you receive.
