Step 1: Searching for Your Perfect Apartment in Barcelona

Step 2: Agency Fee / Securing Your Apartment in Barcelona
Have you found your ideal Barcelona apartment? To secure the property, a non-refundable agency fee is required, ensuring the apartment is reserved exclusively for you. This fee reassures both Casamona International and the property owner of your genuine interest.
The agency fee is usually one month's rent (+21% IVA) for contracts up to 11 months or 10% of one year's rent (+21% IVA) for contracts spanning 12 months to 3 years.
Step 3: Communicating with Property Owners in Barcelona
Once you’ve chosen your Barcelona rental apartment, we’ll facilitate the communication with the owner. Our real estate team will guide you through the process. Make sure your documents are ready for submission within 2 business days to secure the apartment.
For contracts up to 11 months: The agency fee is equal to one month’s rent (+21% IVA). For contracts between 12 months and 3 years: The fee is 10% of one year’s rent (+21% IVA). If the property owner chooses not to proceed, the fee is refundable.
Step 4: Signing the Rental Contract for Your Barcelona Apartment
After the owner accepts your application, we will handle the contract process. Casamona International ensures that the rental contract is clear, and you will have the opportunity to review and negotiate the terms before signing.
Step 5: Paying the Deposit for Your Barcelona Property
Upon signing the contract, you'll be required to pay the first month's rent and the property deposit (typically 1-2 month’s rent) directly to the owner. Timely payment is crucial, within 48 hours of the contract signing, to avoid a breach of contract.
*Please note that the deposit is paid directly to the property owner. Casamona International neither manages nor intervenes in the handling or return of this amount. The owner bears the responsibility for both the deposit and the subsequent monthly rent.
Step 6: Checking-In to Your New Apartment in Barcelona
Your Casamona rental agent will assist you during the check-in process and provide a thorough inspection of the property. You will also receive the owner’s contact information for future communication.

Important Reminders:

The ITP Tax

A government tax on property rentals must be paid by the tenant within 30 days of signing the contract. The ITP amounts to 0.5% of the total rent for the entire contract duration, with an exemption for rentals of a permanent and stable nature.

To fulfill the tax obligation, complete the Modelo 600 form, downloadable here, and refer to accompanying instructions. Afterward, take the form to your bank for stamping and validation before making the tax payment. A list of accepted banks is available here. No copy of the rental contract is required at this stage; however, submission to the Catalan Land Institute (INCASÒL) within 2 months of signing is mandatory. Present both the original and a copy in person, or as a scanned copy if processed online.

Why do I have to pay an agency fee?
The agency fee guarantees exclusivity, taking the property off our systems to offer you tranquility. It also includes coverage under Casamona International's insurance, protecting against fraud. Our commitment to security means we exclusively collaborate with high-criteria owners and properties, providing continuous support and tailoring personalized contracts.
What if there is something wrong with the apartment?
If you encounter any problems within the first 10 days of checking in, inform Casamona International, and we'll coordinate with the owner for swift resolution at no expense to you. After this initial period, tenants should communicate directly with the property owner, as Casamona International is not involved in resolving issues beyond the specified timeframe.
How do I pay my bills?
There are three ways to pay your monthly bills:
- the owner manages bills, and you transfer the amount;
- bills remain in the owner's name with direct charges linked to your bank;
- or bills are in your name, and you pay directly.
It is the owner's decision which of these three systems they wish to use.
How do I get my deposit back?
Owners must return deposits within 30 days of contract completion. Any expenses incurred to address issues or problems with the apartment that were not present when the tenant moved in will be deducted from the deposit. Casamona International does not hold the deposit and we are not responsible for its return.
What if the owner does not want to pay me my deposit back?
Legal recourse is available if the owner withholds the deposit unfairly. Casamona International can recommend legal advice, though the cost is the tenant's responsibility.
For all rental agreements, unless stated otherwise in your contract, a minimum stay of six months is required. After this period you are allowed to cancel your contract by giving the owner one month's notice.
How do I extend my rental contract?
For contracts under 11 months, provide one month's notice and seek owner approval for renewal. Long-term contracts (over 1 year) automatically extend up to 5 years. Beyond 5 years, request a new contract from the owner.
