Step 2: Agency Fee / Securing Your Apartment in Barcelona
Have you found your ideal Barcelona apartment? To secure the property, a non-refundable agency fee is required, ensuring the apartment is reserved exclusively for you. This fee reassures both Casamona International and the property owner of your genuine interest.
The agency fee is usually one month's rent (+21% IVA) for contracts up to 11 months or 10% of one year's rent (+21% IVA) for contracts spanning 12 months to 3 years.
Step 3: Communicating with Property Owners in Barcelona
Once you’ve chosen your Barcelona rental apartment, we’ll facilitate the communication with the owner. Our real estate team will guide you through the process. Make sure your documents are ready for submission within 2 business days to secure the apartment.
For contracts up to 11 months: The agency fee is equal to one month’s rent (+21% IVA). For contracts between 12 months and 3 years: The fee is 10% of one year’s rent (+21% IVA). If the property owner chooses not to proceed, the fee is refundable.
Step 4: Signing the Rental Contract for Your Barcelona Apartment
After the owner accepts your application, we will handle the contract process. Casamona International ensures that the rental contract is clear, and you will have the opportunity to review and negotiate the terms before signing.
Step 5: Paying the Deposit for Your Barcelona Property
Upon signing the contract, you'll be required to pay the first month's rent and the property deposit (typically 1-2 month’s rent) directly to the owner. Timely payment is crucial, within 48 hours of the contract signing, to avoid a breach of contract.
*Please note that the deposit is paid directly to the property owner. Casamona International neither manages nor intervenes in the handling or return of this amount. The owner bears the responsibility for both the deposit and the subsequent monthly rent.
Step 6: Checking-In to Your New Apartment in Barcelona
Your Casamona rental agent will assist you during the check-in process and provide a thorough inspection of the property. You will also receive the owner’s contact information for future communication.
