Benjamin Franklin

Benjamin Franklin International School is an independent, coeducational day school, which offers an educational program from nursery through grade 12 for students of all nationalities. The School was founded in 1986. The school year comprises 3 terms extending from September 5 to November 25, from November 26 to March 17, and from March 18 to June 21.

Organization: The School is governed by a 10-member Board of Governors. Board membership is self-perpetuating. The School is legally recognized as a Spanish Association and is owned by the Benjamin Franklin Foundation which is legally incorporated in Delaware, U.S.A.

Curriculum: The curriculum is that of U.S. general academic, college-preparatory schools. The School's testing program includes the Iowa Test of Basic Skills, the Test of Academic Proficiency, and the ERB Writing Assessment. The AP, PSAT, SAT, TOEFL and College Board Achievement Tests are available. Instruction is in English. Spanish, Catalan, and French are taught as foreign languages, and classes are given in Spanish literature and history for grades 6-12 in the Spanish language. Advanced Placement courses are offered in art, biology, chemistry, English, French, mathematics, physics and Spanish language and literature. Psychological testing and private tutorial assistance are available in the School and/or community. College counseling services and an Optimal Match Program are available for all students. ESL classes are available for grades K-8 and SFL in grades K-12. The School is fully accredited by the Middle States Association of Colleges and Schools.

Faculty: In the 2005-2006 school year, there are 47 full-time and 6 part-time faculty members.

Enrollment: At the beginning of the 2005-2006 school year, enrollment was 378 (N-grade 5: 168; grades 6-8: 98; and grades 9-12: 112).

Facilities: The School moved to new facilities located in a residential area of Barcelona in 1991. The facilities consist of 2 renovated villas and 4 classroom annexes. The main villa houses grades 6-8, the library, the computer laboratory, the cafeteria, the kitchen and main offices. Grades 1-5 are located in a separate annex with 2 playgrounds and the art and music rooms for all grades. Grades 9-10 are located in a separate building. Grades 11-12 are in a villa annex. Nursery, prekindergarten and kindergarten have individual classrooms and a separate playground. There are 2 fully equipped laboratories for chemistry, physics and biology.

Finances: In the 2005-2006 school year, about 99% of the School's income derives from regular day school tuition and fees. Annual tuition rates are as follows: N-Kdg.: $5,460; grades 1-5: $7,512; grades 6-8: $8,304 and grades 9-12: $10,404. The School also charges a matriculation fee of $744-$816, and a one-time capital fund fee of $2,964. Optional fees include a lunch fee of $1,212, and a bus fee of $1,536-$1,800. These fees are payable in euros or U.S. dollars. (All fees are quoted in U.S. dollars.).



 

 

Oak House

 

Oak House school is an independent non-profit making co-educational day school founded in 1968. A Board of Trustees is elected by the parents association and they, with the Head , are responsible for running the school. This schools is VERY Catalan..

The school provides a bilingual education, following the British National curriculum with additional studies in Spanish and Catalan. In the Primary section teachers work with qualified assistants so that children receive maximum individual attention and each section: Nursery, Infants, Lower and Upper Juniors has its own co-ordinator. In the Secondary school the pupils are prepared for the Spanish Bachillerato exams while continuing their studies in English leading to the IGCSE examinations. Special attention is given to information technology, art, music and drama with full-time specialist teachers for each subject.The Physical Education programme includes football, basketball, gymnastics, athletics and swimming while the extra-curricular activities cover sports, dance the school band and choir, French and German. The children are predominantly Spanish and generally spend the whole of their academic career at the school. All the staff are experienced and fully-qualified.

The school is situated in a quiet residential area of Barcelona and has large attractive playing areas for the pupils.New buildings for the Secondary school were completed in 1997 containing classrooms,laboratories, library, art, music, drama rooms:, gymnasium; a new building for the Primary school will be built in 1999. Lunch is served to the whole school at midday and the Nursery and Infant classes also have a light tea at school. A ski-ing trip and school camps are organised for the pupils and there are regular cultural visits to local places of interest. All children are required to take an entrance examination which includes an I.Q.test administered by the school psychologist, a mathematics, Spanish and English test. Transport to and from the school is available.

The American School of Barcelona

The American School of Barcelona is an independent, coeducational day school, which offers an educational program from prekindergarten through grade 12 for students of all nationalities. The School was founded in 1962. The school year comprises 3 trimesters, extending from early September to late June.

Curriculum: The curriculum is that of U.S. general academic, college-preparatory public schools, with options to include all local Spanish Ministry requirements. The School's overall program stresses strong academic skills, problem solving, critical thinking, and creativity. It also offers a strong program in host-country studies and the Spanish and Catalan languages. The emphasis in the upper grades is on preparing students for university studies. AP courses are offered. The School's testing program includes the Iowa Test of Basic Skills and the PSAT. The College Board examinations are administered at the nearby North American Institute. The School is fully accredited by the Middle States Association of Colleges and Schools and by the Spanish Ministry of Education. An individualized Spanish program is offered for all non-Spanish students as well as an individualized ESL program. ASB has specialists on staff for students with special needs, as well as a full-time nurse. ASB has a full selection of after-school activities, exchange programs and a Saturday School for the Performing Arts.

We think this school has more Spanish students than americans.

Getting a mortgage

If you can buy your Spanish holiday home outright, do it. You will own the property outright without increasing your mortgage debt. If you don’t have the funds, there are two ways to pay for your foreign home. You can extend your main mortgage or you can get a new mortgage for the property. Extending your mortgage is currently a cheap way of borrowing the extra cash you need. The other option is to take out a second mortgage on your holiday home. Casamona can help you get pre-approved with a Spanish bank, so you know your price range before you start looking.

 

Property Sales Tax

The amount the buyer pays will vary depending on the type of property and who the seller is. If the seller is a private person, company or anything other than a property developer, the buyer will pay 7% in property transfer tax.  If the seller is a property developer the buyer will pay 7% in VAT and 5% in AJT (stamp duty) unless the property is a piece of land or commercial property, in which case the buyer will pay 16% VAT and 1% AJT (stamp duty).

 

Plusvalia

Plusvalia is a tax levied by the local Town Hall based on the particular area where the property is located, on the surface area of the land, on the Catastral value and on the date of the previous title deed. This tax is essentially a tax on the increase in value of the land. By law the seller is obliged to pay this amount, but it is common practice for the parties to negotiate on who is to assume this liability. If you are asked to pay this tax when buying a Spanish property, make sure you establish exactly how much it will be as it can vary substantially.

 

Notary's legal fees

In addition to the property sales tax the buyer must also pay the Notary (usually between 400 and 800 euros) and the property registry inscription fees (65% of the notary fee). If you take out a Spanish mortgage a further nominal cost will be passed on to you by your notary for registering the charge of the lender with the land registry.

 

If you buy from non-residents:

Please note that under Spanish law you are required to hold back 5% of the purchase price as a tax deposit.

 

Differences between buying new and old Spanish properties

Due to the high demand for new Spanish property, most buyers purchase properties "from spec," from Spanish property developers. This means that the buyer chooses a new Spanish property from the plans, and select which home they want within a particular development.

Typically, buyers who buy a new property have to make regular installments during key stages of the property development (opposed to paying for the property when it is complete), and an initial deposit of 5% to 10%. The initial deposit and regular installments vary from one Spanish property developer to another. If you are buying a new Spanish property you do not own the property until the work is completed and you are in receipt of the relevant certificates.

  

Note: If you have to make regular stage payments to the Spanish property developer you should ensure that you receive bank guaranties for each payment. These bank guaranties protect you in the unlikely event that the Spanish property developer has financial difficulties before the property is transferred to your name.
